Sealcoating is needed more so in cold climates, but is also useful in warmer climates. Since asphalt is a petroleum product, other petroleum products will react with the surface. This includes vehicle oil & gasoline. The sealcoat will act as a barrier against vehicles that may leak oil or even gasoline.
Sealcoating is not a crack filling agent. If you have cracks, these must be repaired prior to applying the sealcoat. Properly applied, sealcoat can save an owner huge costs, over the life of a homeowner's driveway.
Periodic asphalt maintenance such as sealcoating will extend the life of the asphalt up to 30 years. New asphalt surfaces that are sealcoated within their first year will experience less degradation from UV damage, water & traffic.
When applied appropriately & at the right time, sealcoating prevents oxidation caused by harsh weather like rain & snow. By sealcoating once a year, asphalt can be preserved for an extended period of time. Sealcoating also saves property owners & local government from spending money on costly asphalt repairs.
There are primarily three types of asphalt sealers.
All three types of Sealcoating have their advantages. Typically the contractor will choose their preference, unless otherwise specified by the homeowner.
Acrylic sealers are typically produced in multiple colors & are a perfect product for sealing & beautifying properties such as driveways, & golf cart paths. They are also used as identifiers to specific parking areas or entrances.
